True Home

BUILT FOR ACTIVE HOMEBUILDING PROJECTS

Keep Draws, Waivers and Sub Payments in Order Across Every Build.

When your team is working across several homes at once, missing compliance paperwork becomes an unnecessary delay. See how True Home connects milestones, approvals, subcontractor documents and payment tracking.

A sample build, walked end to end in about 15 minutes: milestone, documents, approval, payment.

Where does it get hard for you?

Two quick questions, no contact details needed. Your answers shape where a sample-build walkthrough starts; everything on this page stays readable either way.

What happens after you send this: A member of our team will discuss your workflow; no pressure to replace your current system.

What the walkthrough covers

The pieces that keep several homes moving without paperwork gaps.

  • Milestone approvalsEach milestone carries its approval, so the next step and the next payment are not waiting on a guess.
  • Waiver trailLien waivers linked to the payments they cover, build by build.
  • Expiring COI checksSubcontractor insurance certificates surface before the pay date when they are about to lapse.
  • Reconcile payment historyThe payment record and the documents behind it point at each other, so questions get answered from one place.
  • Existing PM software may remain in placeTrue Home is positioned to work alongside the project-management tools your team already uses.

Lender and legal requirements vary by project and state. True Home organizes draw documentation and compliance records; it does not assert that any document alone makes a draw lender-approved.

What do COI, W-9 and lien waiver mean?
Certificate of insurance (COI)
A document from a subcontractor's insurer showing which coverage the sub carries and when it expires. It is the paper you want current before that sub is on site or gets paid.
W-9
The tax form that gives you a subcontractor's legal name and taxpayer identification number. You need it on file before paying a sub, so year-end reporting is not a scramble.
Lien waiver
A sub's signed release of lien rights for work that has been paid. Matching each waiver to the payment it covers keeps the payment trail clean.

Requirements vary by state, lender and contract. True Home organizes the documentation; it does not replace your counsel's guidance.

Questions builders ask first

Do we have to switch PM tools?

No. True Home is positioned to work alongside the project-management software you already use, handling the subcontractor payment and compliance side.

Who uploads COIs and W-9s?

Subcontractor documentation is collected and tracked inside the workflow. Who uploads what in your setup, your office, your subs or both, is confirmed with our team in the walkthrough.

What happens if a document is expired?

The workflow is designed to surface expiring or expired documentation before a payment goes out, so the question comes up before the money moves rather than after. The specifics for your setup are confirmed in the demo.

Which payment partners does True Home use?

Payment partners, and how payments run in your setup, are confirmed by our team during the walkthrough rather than listed here.

What's current pricing?

Pricing is confirmed by our team from the approved catalog, so you get a number that is accurate for your situation. Ask during the walkthrough or a callback.
